Next, we write up a detailed scope of work and an estimate. If it helps, we'll give you a few budget options so the project fits your goals and your wallet. You'll also get a rough schedule. Then we sit down together and go over it, questions and changes welcome.

Design & planning

Sort out the details
before we build.

Planning usually takes a few weeks, and it's worth it. On most projects we sign a design agreement first, separate from the construction contract, so you're never locked into more than you're ready for. We measure your home, model it in CAD, and redesign the space, with 3-D drawings so you can see it. We keep refining the plans until they're ready to build from. Once you're happy with the design, budget, and scope, we sign the construction agreement. We pull permits, help you finalize selections, set a start date, and order materials so the schedule stays on track.

Building

Bringing it
to life.

We protect your home first. On remodels, we close off the work area so the rest of the house stays clean, since most jobs start with demo. We run the job ourselves and keep you, our trades, suppliers, and inspectors on the same page. Schedule and progress updates go in your client portal. If something changes. It happens: something hidden behind a wall, an inspector's request, or you decide to add something. When it does, we'll write it up as a change order and you'll okay it before we do the work. No surprise charges at the end.

Moving in

Make yourself
at home.

At the end we finish paint and trim, get the final inspection, and the certificate of occupancy if needed. We clean everything up before we hand it over. We'll walk you through warranties, manuals, and upkeep, and if anything comes up after, just call us.
